Handling Multiple Marketing Tasks

Let's look at 2 other extremely important areas of your real estate business - finding prospects and raising money.

Your real estate investor website can help you facilitate some of the tasks related to these areas.

1. Finding Prospects

It'll be up to you to create a system or process for getting most of the marketing for buyers and sellers done on a consistent basis. That includes placing ads, signs, sending direct mail, networking, etc.

But you can let your website recruit bird-dogs, or other "affiliates" who could look for deals for you, or refer EXTRA business to you.

A good website must do a basic job of explaining how you can pay to people who refer clients to you - both Buyers and Sellers.

It must explain the pay structure, the conditions of when you'll pay them, and how these "affiliates" could send you clients and get a proper credit for them, if these clients buy a home from you or sell a home to you.

It’d be a good idea to also have an e-mail mailing list where your prospective affiliates, or other business sources of leads, such as attorneys, realtors property managers, could sign up and get continuing communications from you.

Using bird-dogs e-mail mailing list you could provide training, special incentive announcements, send testimonials from other successful partners of yours, distribute success stories, etc.

2. Raising Money

Continuously raising money is one of the vital functions of your business. The more business you have, the more money you'll need.

There're all kinds of money you can use in real estate, starting from your basic conventional financing, to commercial bank credit lines, to hard money, to funds from private lenders.

The only 2 groups you can do business with WITHOUT being subjected to filling out financial statements and your credit pulled - are hard money brokers and private lenders.

The hard money brokers are out there, you don't need to educate them, only get hold of their phone numbers. However, keep in mind, the hard money comes at a higher cost than any other funds you can get.

When it comes to your website helping you raise money - I'm talking about recruiting private individuals to loan you money.
